Sell Score: A Powerful Prospecting Tool

Realist Sell Score is a powerful prospecting tool that can help you predict the likelihood of a property going on the market within the next six months. The Sell Score algorithm analyzes a variety of factors, including length of home ownership and current mortgages, to assign a score from 0 (not likely) to 1,000 (very likely). Use Sell Score to search for properties in specific neighborhoods, ZIP codes, cities, or even an entire county for a snapshot of homeowners in your area who might be motivated to sell, and soon.

Simply go to My Search in Realist, then click on Customize Search, select Sales Information in the Categories column and click on Sell Score. If you are looking for properties with specific details – bedrooms, square footage, year built, etc. – start plugging in your requirements until you have narrowed your list to your ideal target properties.

Once you’ve determined whom to contact, generate mailing labels through Realist and start reaching out directly to potential sellers! Homeowners with a high Sell Score may just need an extra nudge to help get the conversation started.

Sending customized marketing materials introducing yourself as an experienced broker in the area is a great way to get in front of potential clients. Mailing a postcard or flyer presenting recently closed sales in the neighborhood makes a great first impression and demonstrates your knowledge of their specific market.
