Groundbreaking ceremonies for the Waterfront Place Apartments at Fisherman’s Harbor marked the start of construction for the first housing projects that are part of the redevelopment of the Port of Everett.
The apartments will consist of two mid-rise buildings that bring housing to the waterfront for the first time in Everett’s history. It will include 266 studio, one-, two-, and three-bedroom homes in two distinct yet connect four-story buildings with water and mountain views.
The north building, scheduled for completion by spring 2021, is designed to include 135 units that will “provide an industrial and timber-inspired experience.” The south building, set for a summer 2021 completion, will have 131 units “inspired by marine life.” Eco-friendly elements such as an efficient hot water system, 100 percent LED lighting and native planting are among architectural features.
When built out, the 65-acre Waterfront Place Central Redevelopment will encompass five districts, up to 660 housing units, plus commercial and retail spaces. It is expected to support more than 2,000 jobs and generate $8.6 million in tax revenue.
The marina at the center of the development is one of the largest on the West Coast and is host to transient marina guests, yacht clubs, vessels moored on a full-time basis and a small fishing fleet.
The port is investing $85 million in public infrastructure this year with construction of additional roadway access, new public spaces, and new marine infrastructure that will include a new guest dock that doubles as a public dock walk. The mixed-use development will also feature trails and regional parks.
The apartments will be built by SeaLevel Properties, a family-owned builder based in the Seattle area, and Gracorp, a Calgary-based developer that is a subsidiary of Graham Group.
Project officials say pre-leasing interest is outpacing expectations.
