Northwest MLS Launches New AI-Powered Home Search on NWMLS.com in Partnership with Broker Public Portal

New ad-free consumer experience delivers real-time MLS data, AI natural-language search, and direct connections to listing brokers.

Northwest Multiple Listing Service (NWMLS), the source for real estate listings across Washington state, today launched a completely reimagined consumer home search experience on NWMLS.com. Developed in partnership with Broker Public Portal (BPP) and powered by its Cribio technology, the new platform provides home buyers with direct access to real-time MLS data and advanced search tools.

“Consumers deserve access to accurate, timely, and comprehensive listing information,” said Justin Haag, CEO of Northwest MLS. “At NWMLS, we believe buyers and sellers benefit most when housing inventory is broadly available through transparent, trusted platforms that connect consumers directly with real estate professionals. Consumers should also be able to clearly understand who is representing the seller and where listing information is coming from.”

The new NWMLS Home Search differs from traditional advertising-driven portal models with a transparent, consumer-first experience. Key features include:

  • AI-Powered Conversational Search: Buyers can search using natural language and specific lifestyle criteria to quickly discover matching homes.
  • Direct Broker Attribution: Listings prominently feature the listing broker and firm, with zero competing advertisements or lead-generation forms alongside properties.
  • Real-Time Accuracy: Powered directly by NWMLS data to ensure buyers and sellers see active, verified inventory without lag.
  • Comprehensive Directory: Consumers can search for and connect directly with local NWMLS brokers and member firms.
  • National Reach: NWMLS listings will also be featured on Cribio’s national home search platform, providing sellers with broad exposure without third-party ad clutter.

This partnership advances NWMLS’s commitment to a fair and transparent real estate marketplace, aligning with longstanding policies and Washington state law (Senate Bill 6091). It reflects the organization’s core belief that housing data belongs “in the sunlight,” where broad access to accurate inventory benefits buyers, sellers, and brokers alike.

“Home search should be built around homes and people, not advertising and lead sales,” said Jill Himlie, Chairperson of the Northwest MLS Board of Directors and designated broker/owner of Windermere Real Estate/Himlie. “This platform gives consumers a clean, trusted search experience while giving sellers maximized visibility without competing ads next to their homes.”

Unlike national portals driven by advertising and lead sales, the Cribio platform relies directly on MLS data as its source. This consumer-first approach guarantees clear listing broker attribution, prioritizing accurate property information and fostering direct, meaningful relationships between home searchers and real estate professionals.

“Bringing Cribio to Washington with Northwest MLS is a landmark moment for Broker Public Portal,” said Dan Troup, CEO of Broker Public Portal. “Their commitment reflects strong confidence in our consumer- first approach and in BPP’s industry-owned model. This partnership will allow us to create a better home search experience for consumers while continuing to strengthen the firms and brokers who serve them every day.”

Consumers can explore active listings now by visiting NWMLS.com.
